Florida House Bill 837 - Property Requirements
Properties in Florida are required to pass an assessment performed by a Certified CPTED expert by January 1, 2025, and undergo reassessments every three years. These assessments ensure compliance with specific security measures designed to create safer living spaces:
- A security camera system must be installed at entry and exit points, capable of recording and storing video footage for at least 30 days to aid in offender identification and apprehension.
- Parking lots must be illuminated with an average intensity of at least 1.8 foot-candles per square foot at 18 inches above the surface, from dusk until dawn, or controlled by a photocell or similar technology.
- Adequate lighting should be provided in walkways, laundry rooms, common areas, and porches, with illumination from dusk until dawn or controlled by a photocell or similar technology.
- Each dwelling unit door must be equipped with a 1-inch deadbolt.
- All windows, exterior sliding doors, and doors not used for community purposes must have locking devices.
- Pool fence areas must be secured with locked gates, accessible only with keys or fobs.
- Each dwelling unit door that lacks a window or a window adjacent to the door must have a peephole or door viewer.
